Condition Inspection of the Foundation Drainage System

Comprehensive inspection, written report

The inspection assesses the overall condition of the foundation, insulation, and drainage and stormwater systems; a test excavation is performed to assess the soil, the slope of the yard is checked, and the drainage of water from the roof is examined. If necessary, the piping is inspected. The inspection covers the following items:

  • Rainwater Diversions
  • Ground Slopes
  • Condition of the stone foundation above ground level
  • Condition of the stone foundation below ground level
  • Condition of the moisture barrier
  • Condition of the insulation
  • The height of the drainage pipes relative to the stone foundation

Frequently Asked Questions

Inspecting and maintaining foundation drainage system is an important

If the drainage system has inspection wells, you can check the drainage system’s operation by running water through a hose into the uppermost inspection well and making sure that water does not accumulate in the drainage system. In the fall, when the groundwater level is high, you can often see water flowing from the inspection wells without having to run water through them. If the water level rises but does not flow between two inspection wells, there is likely a blockage in the piping. The Finnish Indoor Air Association recommends the following inspections and maintenance for the drainage system:

  • Inspect the drainage system through inspection wells once a year; check the operation of the check valves.
  • Maintenance of subsoil drainage pumping stations every 5 years; annual inspection.
  • Drainage pumping stations must be equipped with an alarm system.
  • The rainwater drainage system should be inspected and maintained regularly. It is a good idea to clean the gutters and drainpipes twice a year.
