Assessment of the Roof’s Current Condition
During the interview, the general condition of the roof and any problems that have been identified are reviewed together with a resident or a member of the board.

Visual inspection of the roof
The condition of the roof is inspected from the outside of the building to identify any damage or wear and tear.

Inspection of Roofing Materials and Coatings
The inspection assesses the functionality of the roof fastenings as well as the condition of the roof surface and coatings.

Inspection of Penetrations and Roof Protections
The tightness of roof penetrations, as well as the functionality of roof safety products and the rainwater drainage system, are carefully inspected.

Inspection of the Roof and Structures
Whenever possible, the structures beneath the roof—such as the underlayment, framing, and sealants—are also inspected.

Illustrated Condition Report
Based on the inspection, a clear report is prepared, including photos and observations, for the purpose of evaluating the overall situation.
When is it time to repair the roof?

The roof is a building’s most important protective element, and its condition directly affects the building’s value, the durability of its structures, and indoor environmental quality. That is why it is important to address roof maintenance and repair needs in a timely manner.
If problems are allowed to escalate, the result can be structural damage, moisture issues, and indoor air quality problems, which are often significantly more expensive to fix. In housing cooperatives, it is also important to ensure that roof safety and fire safety measures are up to date, which is why they are inspected as part of the condition assessment. The following signs may indicate the need for a condition assessment:
- The roof is over 25 years old
- Cracks in the ceiling
- The roof is leaking or the underlayment is missing
- The fire compartmentalization of the attic is inadequate
- A musty odor in the attic or living areas
- Gutters are sagging or leaking
- Ladders or snow guards are missing or in poor condition
